What is an EICr?
In a nutshell
An in-depth formal document which is used to assess the condition of an installation in order to determine whether its fit to remain in service or not.
Many councils, organizations and governing bodies use an EICr as reference to determine the safety and insurance of a property.
An EICr is a different procedure than an EIC or PAT. EIC is issued to the customer after a new installation has been installed and satisfies all the current regulations associated to the build.
PAT is simply the testing of portable appliances to determine the safety of each item included in the test.

As of 1st April, EICr have been made mandatory for all tenancies. In order to comply with safety standards around landlords and avoid any fines, an EICr must be carried out and the installation deemed as satisfactory to remain in service

How long does an EICr last?

Different factors such as the type, age and condition of the installation will detemrine the lifespan of the EICr. They usually are issued with a 5 year validation and could require minor monitoring throughout its duration. However, installationsn can be deemed as satisfactory but have areas which are declining in quality. These findings must be recorded on the certificate and will affect the duratin of the warranty.
Dont panic
Upon an installation being deemed as unsatisfatory, the areas of issue will need to be recorded and broken down into different catgeories of concern:

C2
C3

FI
Codes C1 and C2 must be cleared in order to classified as safe to remain in service. Remedial works will need to be carried out to correct rhe areas of concern. A certificate will be issued upon completion of the new works where the installation and the EICr issued as satisfactory.
